Venue Rental Terms & Conditions

Please read before booking your event.

Key Policies Every Client Should Know

🛑 General Rules

  • The venue may not be used for paid or ticketed events.
  • Hard liquor is strictly prohibited, both inside and outside the venue.
  • No glitter, confetti, silly string, nails, screws, or wall decorations.
  • No smoking, cooking, or open flames (except low heat burners).
  • Event invitation must include the correct address:
    145 Sayton Rd, Unit A, Fox Lake, IL 60020

💳 Payments & Deposits

  • A 50% non-refundable deposit is required to secure the date.
  • A $200 refundable security deposit is due 2 weeks before the event.
  • Full balance is due no later than 14 days before your event date.

Event Timing

  • Standard rental includes 8 hours (with setup and cleanup).
  • Music must stop 1 hour before the event ends.
  • A 15-minute grace period is allowed after the end time.
  • Additional time must be pre-approved and prepaid.

🚪 Safety & Access

  • Use main entrance only; emergency exits are for emergencies.
  • The venue reserves the right to enter the facility at any time during the event.

🧹 Clean-Up & Trash

  • You must bag all trash, clean major messes, and remove decorations.
  • The venue must be returned in the condition it was received to get your deposit refunded.

🎥 Media Use

  • Event footage may be used for social media or marketing unless otherwise agreed.

📝 Modifications & Cancellations

  • No changes can be made to the event details within 7 days of the event date.
  • Postponements are considered cancellations.

Refunds:

  • More than 3 days: 50% fee retained
  • Less than 3 days: No refund (only deposit may be returned)
